Our team uses Rent Manager, an online platform that allows our team to best serve your community. Rent Manager allows all Owners to review their account balance, submit work orders, participate in community polls and communicate easily with management. Rent Manager also has the capability to produce over 450 types of financial reports which are viewable by the Board. The Rent Manager platform not only increases efficiency of work but also provides a higher level of transparency.

Management services are $25 per month per unit.*
Minimum monthly management fee is $750

Maintenance for our Association clients is $70 per hour.*
Maintenance for individuals and 3rd parties is $80 per hour.*
Specialty maintenance ranges from $90-$200 per hour.*
Cleaning and Lawn care is $50 per hour.*

What is included in management services?
Ensure all forms and limits of insurance required by the Declarations of Condominium, By-Laws, Statute and the Board are placed and kept in force
Design, create, & publish newsletters
Deliver notices
Prepare and submit preliminary annual budget to the Board 30-days prior to the fiscal year-end
Provide 24/7 Emergency Maintenance Services
Owner and resident portal
Real time work order and service issue tracking
Annual update of welcome packet
Maintain a current roster of owners, renters, and service providers
Attend board meetings
Prepare checks or drafts for payment of all charges
Establish and maintain bank accounts for the Association with authority to draw for authorized payments
Ensure a minimum of three bids provided for all contracted services
Electronic payment services
Investigate and develop written reports of all accidents or claims for damage related to the management, operation and maintenance of the Association
Bill and collect all monthly assessments. Provide Unit Owners receipts for all paid assessments and related charges
Submit final financial statement for the preceding year within 30-days after the end of the fiscal year
Review ongoing contracts and publish Requests for Proposal on an annual basis to ensure the Association is consistently purchasing the most cost effective, responsible services
Complete condominium questionnaires requested by realtors, and title companies
Maintain the Association’s records, files and books of account
Submit financial statement indicating year-to-year account balances to the Board on a monthly basis
Facilitate the maintenance of structures, common elements, and grounds to standards set by the Board
